Project Description:

The Yamaniya Heights area is located within Aqaba's Coral Coast Zone, an area roughly bounded by the Red Sea, the Back Road, and the connection between the Container Port and the Back Road.  The Client authorized the Consultants to review and comment upon a Master Plan dealing with the Yamaniya Heights and Beach Zone development, focusing on a partially developed area of land adjoining the red Sea and extending to the Back Yard.  As part of the Master Plan, a general context land use plan was included for the Coral Coast Zone.

The projects consist of 3 Phases:

1. Master Plan for Mansion Hill and Education & Media Lots (Phases I & III)

2. Preliminary Design for Mansion Hill and Education & Media Lots (Phases I & III)

3. Advisory Services will be provided for Mansion Hill Phase II

 

The services carried out are:

1. Roads and Bridging, The preliminary road design shall consist of the development of plans and profiles at a scale of 1:1000 (h) and 1:100 (v).  Drawings shall also show specific cross-sections and detailed intersections with the existing main road.

2. Electrical and Telecommunication Services, The consultants shall prepare the preliminary electrical design to include:

a. Coordination with the Electric Distribution Company (EDCO) regarding to the existing electrical installations and facilities, such as; underground high and low voltage cables, overhead high voltage cables, overhead high voltage lines, transformers, low voltage power distribution poles, streets and roads lighting poles.

b. Preparing of the electrical loads in KW depending on detailed master plan.

c. According to the electrical load estimation, the designer shall determine the number and capacities of power transformers, in addition to number of main distributors.

d. Coordination with Jordan Telecom Company for the preparation of the design drawings of telecommunication networks.

3. Flood Protection, In the process of developing the designs, the project sites shall be protected from flood damage by proposing appropriate drainage structures, taking into consideration the following criteria and conditions:

a. Assess the physiographic characteristics of the watershed, concerning soil types, vegetal cover, infiltration and runoff potentials, etc.

b. Develop rainfall intensities, duration, frequencies, spatial and temporal distributions.

c. Develop design flows associated with the 25, 50 and 100-year storm conditions.

d. Develop appropriate drainage systems to collect and divert the water courses flanking the project area away to the nearest wadi.

e. Develop appropriate drainage facilities to collect and convey local rainfall within the extent of the project area.

f. The designs shall include typical cross sections and layout plans that show different options together with preliminary cost estimates for each option.

Water Supply, Wastewater Networks; The Consultant conducted a demand study to define the expected demand and flow quantities of potential customers (bases on approved master plan).  Survey analysis to define the pipe routes and lengths, pump stations, water reservoirs, and hydraulic analysis to define pipe sized shall also be performed
